Prepping pre-existing doors for hardware upgrades.

Von Duprin 99 panic devices, also sometimes referred to as “panic-bars.” Von Duprin seems to be the standard against which all other brands are measured.

Washington Square in Tigard was opened in 1973, and according to Wikepedia, is one of the top grossing malls per square foot in the United States.

This is one of two sets of double-entry steel door assemblies we were asked to replace. These are more than likely doors that were installed in the course of several subsequent expansions to the mall.

If you enlarge this photo, you can see that heavy usage, as well as some “abusage” by delivery companies has resulted in the hinge backer-plates pulling out their spot-welds behind the jamb-legs and having to have augmentational screws installed to keep the doors from falling out of the opening.

A close-up look at this photo will also show some of the wear and tear these doors have incurred. One of the biggest problems related to these ill-fitting doors is a lack of dependability that they will close and lock every time, which translates into a serious security issue for the mall.

This is opening number two with the original doors and jamb assembly removed.

Our technicians Brandon and Corey have the project well in hand, stepping out to grab one of the new doors now that the new jamb assembly has been affixed to the rough-opening.

Jared Anderson installing one of the Hager Hydraulic Door Closers. One of the biggest challenges we faced with this project pertained to our client’s desire to get more mileage out of the original hidden-vertical-rod panic devices.

It turned out that we had need to locate, order and install some replacement lock parts to make the old hardware work. Will the ongoing maintenance needs related to the old hardware be worth the savings? Time will tell. Vertical-Rod Panic Devices are quite expensive, but so too can a lack of dependability and security.

These quality commercial doors and all related hardware were provided by Oregon’s own Mercer Industries (http://www.mercerwindows.com/). Note the continuous hinges, eliminating the concern over hinge-backer-plates popping their welds.
